This Project Is Intentionally Underbuilt

The masterplan gives more land to circulation, yards, and flexibility than to vertical structures. A deliberate choice, not a limitation.

Industrial projects fail when they:

  • Compress truck circulation
  • Eliminate operational flexibility
  • Assume unrealistic absorption
