Reinaldo Padron | Systems for Real Estate Developers
For real estate developers

I've raised the equity, won the RFP, and run the lease-up.Now I build the systems that do it faster.

Start with a live deal. I'll underwrite it in 10 minutes — investment memo, 8-tab Excel model, lender package — and you keep everything.

No cost, no commitment. Bring something you're actually working on.

Proof

Two real deals. Two deal types.

Not a demo file. These are packages that went to actual capital partners and an actual lender — one ground-up development, one stabilized refinance.

Who it's for

Three people who lose money to slow numbers.

Developers

Bid on sites the same day they surface. Raise capital with institutional-grade packages. Test five scenarios before committing to one.

Lenders

Run an independent underwrite on any application in minutes. Catch optimistic borrower assumptions before they become portfolio risk.

Mortgage brokers

Win mandates by being the broker who came back first with a complete package. Stress-test the sponsor before you shop it.

The rest of it

Underwriting is where I start.

I run it through DealReady, the underwriting engine I built. But the deal is one part of a development company, and I've worked every other part of it too.

Deal & Capital

Underwriting, investment memos, OMs, investor decks, lender packages, capital structuring.

Entitlement & Approvals

RFP process, municipal approvals, Live Local plays, permitting coordination.

Market & Lease-up

Buyer personas, pre-leasing campaigns, a website that converts, outreach that lands.

Systems & AI

Integration with the tools you already run, internal workflows, automation.

Why me

I'm not a vendor who read about development.

I co-sponsored a $44M mixed-use development that won a public RFP and cleared unanimous board approval, and I secured the $13.5M of equity behind it. I took a 2.4-acre site through a Live Local entitlement and out to an institutional buyer. And I'm in final construction on a 17-unit building in Little Havana right now.

Every system I build comes from a job I've had to do myself.
